Rent Reviews

As a tenant, do you realise that the rent the landlord quotes at rent review is not necessarily the rent increase you have to settle for? We understand that leases are often difficult to understand and we are able to negotiate with the landlord on your behalf. In many cases substantial discounts can be made on the rents landlords initially quote at rent review.

From a landlord's perspective, our aim is to quote reasonable, market driven rental increases at rent review which will help to minimise dispute and ensure an expedient and cost effective rent review process. A carefully researched and presented rent review notice will tend to be accepted more readily by a tenant and in many cases will avoid protracted negotiation and third party resolution.

Lease Renewals

For many tenants, the technical jargon of leases can be confusing, especially the language contained within older leases. We endeavour to take the confusion out of leases and help you negotiate terms which you fully understand and that are commercially advantageous.

For landlords we are able to review the often impractical terms of older leases and introduce terms which are more commercially viable.

Due to the strict time constraints laid down within the Landlord & Tenant Acts, we recommend that both landlords and tenants contact us and take advice before the lease expires. However, as long as you are within the timescales laid down by the Landlord & Tenant Acts we are able to provide advice at any stage in the proceedings.
